Rehabilitation Program Services

AmeriNational offers a comprehensive menu of services to meet the needs of housing rehabilitation programs. We understand the funding source requirements utilized in these programs, including CDBG and HOME. By utilizing AmeriNational's depth of service capabilities, the Agency can streamline their rehab program by reallocating staff time to managing "projects" - not paper. The Agency can choose from our service menu by selecting those services that best fit their program goals. The following is an overview of how some Agencies integrate our full service menu into their housing rehabilitation program.

Loan Processing And Underwriting

AmeriNational begins service delivery for a rehabilitation program once a completed loan application is received by the Agency. Within five working days, AmeriNational delivers a Preliminary Risk Analysis (PRA) that recommends whether to continue processing. This approach minimizes Agency staff time by avoiding costly site visits and work write-ups for ineligible applicants. Upon Agency approval of the PRA, AmeriNational begins the verification process by ordering outside services, such as, title and appraisals. Once the borrower has selected a contractor and bid amount, AmeriNational will deliver a Final Loan Recommendation (FLR) of approval/denial. Agency staff time is spent managing case loads, not shuffling paper.

Loan Document Preparation

Once the Agency has approved the FLR, AmeriNational prepares the required documents with an attention to detail, supported by years of experience with government documents. Documents are executed with the borrower by the Agency or by AmeriNational's agent. AmeriNational then records the Agency's lien position after the borrower's Right of Rescission period has expired.

Construction Fund Disbursements

The Agency places total loan proceeds into escrow with AmeriNational. AmeriNational disburses funds (same day as requested), according to the instructions and/or authorizations for payment, signed by the Agency. The general contractor and Agency staff benefit by receiving timely progress payments. The check can be sent directly to the payee or back to the Agency. For no additional cost, AmeriNational will monitor contingency and retention.
